La propri&eacute;t&eacute; est tr&egrave;s ancienne, m&ecirc;me si elle est en bon &eacute;tat. Maintenant cela m&rsquo;int&eacute;resse de la vendre et on m&rsquo;a dit que comme elle se trouve dans une zone rurale et qu&rsquo;elle a moins de 10.000 m&egrave;tres carr&eacute;s de parcelle, c&rsquo;est ill&eacute;gal et elle ne peut pas &ecirc;tre vendue. Est-ce vrai?<\/em><\/p>\n<p style=\"text-align: justify;\"><em>&nbsp;<\/em><\/p>\n<p style=\"text-align: justify;\">Cher lecteur, merci pour votre courrier.<\/p>\n<p style=\"text-align: justify;\">&nbsp;En premier lieu nous vous signalons qu&rsquo;il est tr&egrave;s courant que les maisons qui se trouvent en zone non urbanisable (rurale) ne respectent pas la r&eacute;glementation, car elles doivent avoir en principe une parcelle minimum de 10.000 m2, ne pas former d&rsquo;agglom&eacute;ration (c&rsquo;est-&agrave;-dire qu&rsquo;il ne doit pas y avoir plus d&rsquo;un maximum de maisons dans une zone d&eacute;termin&eacute;e), etc.<\/p>\n<p style=\"text-align: justify;\">&nbsp;Lorsque ces conditions ne sont pas respect&eacute;es, mais que la propri&eacute;t&eacute; a &eacute;t&eacute; termin&eacute;e il y a tr&egrave;s longtemps, il se peut que le d&eacute;lai ait prescrit pour entamer de la part de la Mairie la proc&eacute;dure pour demander la l&eacute;galisation de la propri&eacute;t&eacute;, et\/ou sanctionner les travaux sans permis. Alors normalement, on consid&egrave;re que la propri&eacute;t&eacute; <strong>est hors am&eacute;nagement<\/strong>, c&rsquo;est-&agrave;-dire qu&rsquo;elle ne respecte pas la l&eacute;galit&eacute;, mais la Mairie ne peut plus sanctionner, ni demander la l&eacute;galisation, sa d&eacute;molition, etc. Ces propri&eacute;t&eacute;s hors am&eacute;nagement comportent une s&eacute;rie de limitations importantes en ce qui concerne les travaux qui peuvent &ecirc;tre r&eacute;alis&eacute;s dans ces derni&egrave;res, leur valeur dans le cas d&rsquo;une expropriation, etc.<\/p>\n<p style=\"text-align: justify;\">&nbsp;Dans votre cas, vous dites que votre propri&eacute;t&eacute; est tr&egrave;s ancienne.
