For new connections, a responsible declaration may need to be submitted to the Town Hall. Before that, it is necessary to carry out a series of checks to ensure there are no legal or administrative problems. This includes reviewing the property\u2019s status in the Land Registry, Cadastre, and Town Hall, among others. One often-overlooked essential aspect is utility contracts. This week, we look at the importance of property purchases and <a href=\"https:\/\/www.white-baos.com\/en\/the-town-hall-refused-to-grant-the-occupation-license-and-habitability-certificate-for-my-house-and-we-cannot-get-water-and-electricity-supply-what-can-we-do\/\">utility contracts<\/a> such as water, electricity, gas, and other basic services.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><u>Types of utility contracts.<\/u><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In practice, utility contracts are usually divided by service:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em><u>Electricity and gas<\/u><\/em>: contracts with the relevant distributor and retailer, including the corresponding meter.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em><u>Water<\/u><\/em>: usually with the town council or municipal company, where it is key to verify that the supply is active and registered to the owner.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em><u>Telecommunications (internet, phone, TV):<\/u><\/em> these contracts can be transferred or cancelled depending on the provider\u2019s policies, and the agreement of the parties.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Some properties may have special community or central heating contracts, which should also be reviewed before the purchase.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><u>What to check in property purchases and utility contracts.<\/u><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">It is important to ensure that contracts and supplies meet several requirements. Among others:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em><u>Definitive and active contract:<\/u><\/em> The contract must be in force and must be definitive\u2014not provisional or for construction purposes.
